San Ramon Home Sales - September 2009

San Ramon had another active month for closed sales in September. There were 51 closed sales of single family homes for the month, down some from the brisk month of August that saw 67 closed sales. The sales prices ranged from $340,000 to $1,295,000, with a median price of $685,000, which is down slightly from the August median of $700,000. The median price per sq ft of the closed sales in September was $298, which was also down slightly from August. The average days on market for these closed sales was 48 in September, down from 52 in August. The percentage of distressed sales (short sales and bank owned) was up slightly in September, with 33% of the sales in that category. This is up from 29.9% in August. The median age of the closed sales was 17.

There were 3 sales in San Ramon over $1 million. All 3 were in the Old Ranch neighborhood. Other San Ramon neighborhoods that showed strong activity include Windemere, Gale Ranch, Inverness park, Four Oaks, and Bollinger Hills. Here is a complete list of the closed sales:
