Laguna Oaks Market Snapshot

Activity in the Laguna Oaks neighborhood of Pleasanton has picked up somewhat in the couple of months, after being quite slow during the early part of the year. Here is a snapshot of the neighborhood activity as of November 2009.

There are currently two homes for sale in Laguna Oaks, with an average asking price of $1,411,500, which works out to an average of $354 per square foot. These two homes have been on the market for an average of 94 days.

There are two pending sales in Laguna Oaks. They have an average asking price of $1,324,000, or $354 per square foot and have been on the market for an average of 98 days.

In the past six months, there have been 4 sales in Laguna Oaks, at an average price of $1,443,500, or $337 per square foot. The sales price averaged 95.4% of the asking price at the time of sale. properties were on the market for an average of 38 days.

Overall, activity in this price segment has been mixed in 2009, with periods of low activity. Market activity has picked up in the past few months. However, we have continued to see some downward pressure in this price bracket.

Laguna Oaks remains one of the most desirable neighborhoods in Pleasanton, with large, well appointed homes on large lots. It has outstanding HOA facilities, with a large pool & spa, clubhouse, and tennis courts. It also offers excellent commute access to BART and both I-680 & I-580.
