Pleasanton Home Sales October 2009

Sales activity in Pleasanton CA for the month of October was down from September, with 43 closed sales of single family homes for the month, down from 64 closed sales in September. Sales prices ranged from $360,000 to $1,975,000, with a median price of $685,000, which is unchanged from September. 8 of the 43 sales were over $1 million, which is approximately 20% of the sales. There were no sales over $2 million in October.

The median price per sq ft, however, was up slightly, coming in at $349 per sq ft in October, up from $339 per sq ft in September. On average, homes in Pleasanton sold at 96.2% of asking price in October, up from 95.8% of asking price in September. Homes that sold in October were on the market an average of 60 days, up slightly from 59 days in September.

Distressed sales activity was down slightly, with 18.6% of the closed sales coming from the short sale or bank owned category, down from 25% in September. The median age for the October sales was 30, which was up from the median age of 23 in September.

In terms of activity, the Pleasanton neighborhoods of Pleasanton Heights, Jensen, and Ponderosa/Country Fair all had strong showings.
