Home sales in San Ramon for October were strong again, with 46 closed single family homes. This is down slightly from 51 closed sales in September, but still a strong showing. Sales prices ranged from $469,000 to $1,430,000, with a median sales price of $792,500, which is up sharply from September’s median price of $685,000. 8 of the 46 sales (almost 20%) were over $1 million, certainly a strong showing in the upper price ranges of San Ramon.
The median price per sq ft came in at $295 in October, just slightly down from $298 in September. Average days on market for the closed sales was 50 in October, up slightly from the average of 48 in September. On average, homes in San Ramon sold for 97.8% of asking price in October, down just slightly from 98.1% in September. The median age was 8 for the October sales, which is down from 17 in September.
Short sales and REO’s continue to comprise a large share of the activity in San Ramon, with 28.3% of the closings in October in the distressed sale category. This is down from the 33.3% figure in September.
In terms of activity, the San Ramon neighborhood of Windemere had almost 1/4 of the sales for the month. Other neighborhoods with strong showings include the Bridges, Norris Canyon Estates, Inverness Park, and Old Ranch Estates.
Inventory is at a low point, which seems to have impacted the number of sales in the past couple of months. As the price per sq ft and the % of the sales price to asking price increase, it becomes more apparent that the market has indeed stabilized on the lower end of the price spectrum.
