Activity in in Pleasanton has been fairly quiet this year, with relatively few of these homes coming on the market. Below is a snapshot of the neighborhood activity as of November 2009.

There are currently 2 homes for sale in The Preserve area. One home on Benzon Ct is a Preserve home, at an asking price of $1,650,000. It is 4689 sq ft on over 1/2 Acre, which comes out to $352 per sq ft. The other home on the market is a custom home on Crosby Dr. This home is 5200 sq ft, with an asking price of $1,998,000, or $384 per sq ft. With these 2 homes, there is an average asking price of $1,824,000, which equates to $368 per square foot. These homes have been on the market for an average of 83 days.

There are no pending sales at this time.

There were 5 closed sales in the last 6 months, with an average sales price of $1,509,900. The average price per square foot was $349, which represented 90.4% of the asking price at the time of sale. The sold properties were on the market for an average of 206 days. 2 of these sales were in Kolb Ranch Estates, which is an adjacent development with newer homes. Both of these sales, 6075 and 6093 Kolb Ranch Dr, were short sales, and well below what these homes were originally offered for. The house at 5980 Laurel Creek Dr was also a short sale, as it sold for $200,000 under the asking price at $390 per sq ft (due to it’s relatively small square footage). Here is a chart showing the most recent activity.

The Preserve in Pleasanton is a neighborhood that remains very much in demand, with large semi-custom homes, many designer amenities, guest homes on some lots, and surrounded by over 100 acres of open space. It’s commute friendly location and serene setting with rolling, wooded hills makes it a favorite with home buyers in the luxury price range.
