Castlewood Pleasanton Market Snapshot

The of Pleasanton has not seen a great deal of activity in the past six months, with only one closed sale and two pending sales. Here is a snapshot of what is happening.

There are seven homes currently for sale in Castlewood. These homes range in asking price from $799,000 to $3,999,000 and average $1,791,697, which works out to $433 per square foot. Some of the homes were recently listed, while others have been on the market for an extended period. On average, the seven homes currently for sale have been on the market for 136 days. The home for $799,000 on Country Club Circle is a unique older 2 story on an unusual lot, and will need extensive remodeling. The rest of the homes for sale are between $1,095,000 to $2,195,000, with the exception of the estate at the top of Castlewood Dr for $3,999,000. This gorgeous view home has almost 9000 sq ft on 2.4 Acres. As is typical for Castlewood, there is a wide range of ages and home styles available.

There are two homes currently pending sale in Castlewood, one for $1,090,000 and the other for $1,379,000, both on Castledown Rd. The $1,090,000 property has been on the market for 163 days and the asking price equates to $314 per square foot. The $1,379,000 property’s asking price equals $407 per square foot and it has been on the market 57 days. This home features a nice pool and Khoi pond. Both homes have remodeled kitchens and other upgrades.

There has only been one closed sale in the past six months, 35 Golf Rd., which sold for $635,000, or $229 per square foot and was on the market for 150 days. This home is essentially a tear down, and the value was in the land. Hence the low price.

There is a significant degree of variability within the homes in Castlewood, as evidenced by range in the price per square foot of the three home either sold or pending sale ($229.sq. ft., $314/sq.ft., and $407/sq.ft.). Demand has not kept pace with inventory, as two homes have been on the market for over 250 days.

Nestled around the Castewood Country Club, amongst the trees on Pleasanton Ridge, this highly desirable neighborhood contains a mixture of newer and older single family homes. Castlewood is located very close to excellent schools and with easy access to the 680 freeway and scenic Downtown Pleasanton.
