Activity in these south Livermore vineyards area in the past six months is about on par with the beginning of hte year. There were five closed sales and one pending sale in the past six months. ther is only one active listing, which is about one month’s ionventory.

After a slow start to 2009, Carlton Oaks saw an increase in activity over the past six months. Five homes sold during the period and another is pending sale. That is compared to only two homes sold during the previous six month period. There are no homes currently listed for sale.

Things got very busy in The Bridges in the past six months. There were 29 homes sold and 12 pedning sale, compared to 15 home sold during the prior six month period. Inventory is low, with only four active listings and homes are selling relatively quickly.

Home Sales Both Up and Down

It has been an interesting week on the national home sales front, as home sales have been reported as both up and down. First, sales of existing homes in November surged to a three year high. Then, sales of newly built single family homes fell 11%, to the lowest level in six months.

Hansen Hill and The Ridge had five closed sales in the past six months and there are currently two pending sales. That is comparable to the level of activity seen in the first half of 2009. The average sales price of the sold homes was $843,010, which was 98% of the asking price. They were on the market for an average of 37 days.
