The San Ramon housing market saw a slight drop in closed sales in November, with 40 single family homes closing for the month, down from 46 in October. Prices ranged from $440,000 to $1,064,374, with a median price of $697,500, down from $792,500 in October. The average price per sq ft in November was $297, up from $295 in October. Median days on market remained at 52.
On average, homes sold for 99.3% of the asking price in November, a continuing indication of the strong market conditions. 40% of the sales were either short sales or REO’s, up from 28% in October.
The Windemere neighborhood was extremely active, with a third of the closed sales for the month. The Bridges and Bollinger Hills also saw strong activity.
