Oak Hill, Pleasanton - Neighborhood Snapshot December 2009

Activity in the Oak Hill neighborhood has picked up over the past six months. While there are no active listing and only one pending sale, there have been six closed sales. Contrast that with the previous six month period ending in May 2009, when there was only one home sold. With inventory so low, homes sell fairy quickly when they do go on the market

The one home pending sale is on Marigold Ct., is listed at $525,000 and has been on the market for 332 days. It is a short sale.

The six closed sales sold for an average price of $738,500, or $311 per square foot, which was nearly 99% of the asking price. They were on the market for an average of 74 days. However, one property on Oak Creek Ct. was listed for 311 days. Without that one property, the others were listed for an average of 26 days. The Aspen Ct. property was a short sale. No others were distressed (short sale or REO).

Oak Hill consists of well appointed single family homes in the Foothill Road area of Pleasanton. These zero lot line homes range from just over 1300 square feet to over 2500 square feet. The zero lot line configuration provides a spacious feel to the lots, which typically are in the 6000 sq ft range. The neighborhood is adjacent to Foothill High School, and features a park/greenbelt, as well as a community pool and cabana club.
