The Dublin CA real estate market remained very hot in November, when more single family homes were pending sale at the end of the month than there was inventory. There were only 26 single family homes in inventory (down from 41 in October), representing less than one month of sales. That is the lowest inventory level in Dublin since March 2005. Pending sales, conversely, are at historically high levels. The pending sales numbers we have seen this year are higher than any in Dublin since mid 2004. Pending sales fell 23% from 39 at the end of October to 30 at the end of November. Here is a graph showing the activity.

Nearly all the activity was in the under $1 million market. There were 29 single family homes pending sale in this segment, while there were only 25 homes in inventory. That activity level was down from October when both pending sales and inventory stood at 38.

There continued to be very little activity in the market for single family homes priced over $1 million in Dublin. Only one was pending sale and one was in inventory. There was also one pending sale in this segment in October and three homes in inventory.

Inventory and sales continued the trend of the past seven months of being virtually the same. Sales will largely be driven by inventory in the near term as demand is certainly there, at least for now.
