After a very quiet beginning to 2009, things have picked up a bit in Golden Eagle Estates in Pleasanton. There were three sales in the past six months and there are currently five homes listed. Comparatively, there were no homes sold the prior six month period. The five active listings have an average asking price of $3,004,800 or $509 per square foot. They have been on the market for an average of 291 days, ranging from 122 days to 465 days. None are distressed (short sale or REO).
The three closed sales sold for an average price of $2,866,667, or $419 per square foot, which was less than 85% of the asking price. Other neighborhoods in the Tri-Valley have been seeing sales prices close to 100% of the asking price. These three homes sold in 32 days, on average. One home sold the day it was listed and the others were on the market for about a month or two, respectively. The Clover Ct. property is a short sale and is the only distressed sale.
