Hansen Hill & The Ridge Dublin Market Update December 2009

Hansen Hill and The Ridge neighborhoods of Dublin remained active during the past six months, with five closed sales, 2 pending and two active listings. That is comparable to the prior six month period, when there were six closed sales.

The two homes currently on the market are listed for an average of $772,500, or $259 per square foot. One home has been listed for 267 days and the other for 76 days. Both are short sales.

The two pending sales on Inspiration Circle are listed at an average price of $840,342, or $241 per square foot. They have been listed for an average of 55 days (99 and 11). Both are short sales.

The five closed listings sold for an average price of $843,010, or 98% of the asking price. The average price equated to $283 per square foot. The homes were on the market for an average of 37 days, ranging from six to 90 days. 10785 Inspiration Cir. was a short sale and the Clifden Ct. home was an REO. The other three properties were not distressed sales.
