Carlton Oaks Pleasanton Market Update Dec 09

After a slow start to 2009, Carlton Oaks saw an increase in activity over the past six months. Five homes sold during the period and another is pending sale. That is compared to only two homes sold during the previous six month period. There are no homes currently listed for sale.

The pending sale is a short sale on W Lagoon Rd. that is listed for $949,000, or $291 per square foot. It was on the market for only six days.

The five closed homes sold for an average price of $993,600, which equates to $294 per square foot and 94.5% of the asking price. The homes were listed for 169 days, on average. The 2064 W Lagoon Rd. property is an REO. None of the others were distressed (REO or short sale).

Located off Bernal Ave near Foothill Rd, these homes are luxurious and offer outstanding amenities. The neighborhood is in a convenient location, close to I680 and downtown Pleasanton, and features a large neighborhood park in the center of the development.
