Cimarron Hills & Woodranch Danville Market Update Dec 09

Like many other neighborhoods in the Tri-Valley, Cimarron Hills and Woodranch really picked up in the past six months. There were 11 closed sales and two pending sales during that period, compared to only five sales in the prior six month period. There is only one active listing in the neighborhoods, which equates to about two weeks of inventory. The smaller lot homes are in Woodranch, and the larger lot homes are Cimarron Hills.

The one active listing on Creighton Way is priced at $788,000 or $254 per square foot and has been listed for 82 days. It is not distressed (REO or short sale).

The two pending sales were listed at an average price of $819,950 or $275 per square foot. One has been on the market for 10 days, the other for 120 days. The Carlyle Ct property is an REO.

The 11 closed sales sold for an average price of $1,040,727, which equals $339 per square foot and is 96% of the listed price. They were on the market for an average of 46 days. 50 Windor ct. and 1002 Horizon Ct. are REO.

Located in the Tassajara Valley, Cimarron Hills/Woodranch are upscale neighborhoods. Many of the homes back to open space or have fabulous views of the hills and Mt. Diablo. There are excellent community facilities featuring a pool, cabana, and tennis courts
