Old Ranch Estates San Ramon Market Update Dec 09

The Old Ranch Estates neighborhood saw an increase in activity the past six months, after a quiet beginning of the year. There were three pending sales and three closed sales in the past six months. There are two active listings. None of the homes were distressed (REO or pending sale). There were two homes sold during the previous six month period.

The two active listings are priced at $1,129,394 on average, which is $351 per square foot. The have been on the market for 107 days, on average, one for 75 days and the other for 138 days.

The three pending sales listed for an average price of $977,933, or $342 per square foot. There were on the market for an average of 19 days.

The three closed properties sold for an average price of $990,167, or $330 per square foot, which was 94% of the asking price. They were listed for 65 days, on average.

Old Ranch Estates are upscale homes with luxurious floor plans located in the Dougherty Valley area of San Ramon. They feature large lots ranging from .25 to .40 acres, many with sweeping views or backing to open space.
