Livermore Market Update Nov 2009 – Inventory Falling, Sales Strong

The Livermore market for single family homes continued on the course it has been on all year, with inventory falling and sales remaining strong and homes priced under $1 million making up the lions share of the market. There were 134 single family homes for sale at the end of November, or about 1.5 months worth. There were 88 single family home pending sale.

Alamo Market Update Nov 2009 – Plenty of Inventory

The high level of inventory is the story in Alamo, where there was over 5.5 months worth of single family homes for sale at the end of november. Sales remained strong, with 17 pending sales of single family homes at the end of the month, unchanged from October, and the highest level of pending sales this year.

Five Area High Schools Among Best in the Country

According to the US News and World Report Annual Ranking, five high schools in Pleasanton, Danville and San Ramon earned the prestigious Silver medal. Foothill High School and Amador Valley High School in Pleasanton received the award, as did California High School in San Ramon and San Ramon Valley High School in Danville.

The Golden Eagle Estates began to see some activity after a very slow beginning to 2009. There were no sales in the first five months of 2009 but three in the past six months and there are currently five homes listed for sale. The average price of the sold homes was $2,866,667, which was only 85% of the asking price.

Pleasanton Market Update Nov 09 - Inventory Still Shrinking

November marked the seventh straight month for falling inventory of single family homes for sale in Pleasanton CA. The biggest declines were in homes priced over $1 million, where inventory fell approximately 18%. Pending sales fells also but remained relatively strong, given the low inventory levels.

Alameda County had a 17.4% decline in foreclosures from one year ago and a 6.8% decrease in notices of foreclosure, while Contra Costa County saw a 41.2% increase in foreclosures and a 95.5% increase in notices of foreclosure.

Closed sales of single family homes in Pleasanton were down slightly in November, which is not unusual. There were 39 closed sales for the month, down slightly from 43 in October. East Bay Companies Still Shedding Jobs

In a quarterly survey of East Bay businesses commissioned by the Bay Area Council, 35% of respondents in Contra Costa/Solano County and 27% of respondents in Alameda County said they expect to cut jobs in the next six months. Those were the two worst results in the Bay Area.
