Pheasant Ridge Pleasanton Market Update Jan 2010

To say things have been quite in the Pheasant Ridge neighborhood of Pleasanton would be a huge understatement. There has been no sales in over six months. The last sale took place in June 2009 and there are no active listings or pending sales at this time. There were four active listings during the last half of 2009, but they have all been taken off the market or expired.

Looking back a little further, there were three homes sold in the first six months of 2009 and four during the last quarter of 2008. Those seven homes sold for an average price of $1,590,714 or $330 per square foot, which was nearly 95% of the asking price. They were listed for an average of 64 days. None of the homes were distressed (REO or short sale).

Located off Bernal Ave near Foothill Rd, these homes offer a convenient location close to I680 and downtown Pleasanton. The neighborhood has larger luxury homes with excellent floor plans and amenities. It is a very inviting community with varied home exteriors in different styles to create more of a custom feel. Many homes have awesome views of the Pleasanton ridge just to the West.
