Walnut Hills & Canyon Oaks Pleasanton Market Update Jan 2010

2009 was a quiet year in the Walnut Hills and Canyon Oaks neighborhoods in Pleasanton. There were only three homes sold in the past six months, with another pending sale. That compares with the three homes that were sold during the first six months of the year. There are no active listings currently.

The pending sale on Stonecliff Vista Ln. is listed at $850,000 or $293 per square foot and was on the market for 7 days. It is a short sale.

There were four homes sold in the past seven months. They sold for an average price of $809,250 or $315 per square foot. That equated to 98% of the asking price. On average, the homes were listed for 92 days. The Stonecliff Vista Ln. property is a short sale. None of the others are distressed (short sale or REO).

These two neighborhoods are located in the Bernal Property. Walnut Hills is located off Bernal Ave & Valley Ave across from the fairgrounds. Canyon Oaks is located on the Eastern edge of the Bernal Property near Hearst Elementary School. Both neighborhoods are close to the Marilyn Murphy Kane Trail and Bernal Community Park, and offer great views of Pleasanton Ridge.
