Diablo Highlands Danville Market Update Jan 2010

The Diablo Highlands neighborhood of Danville features both smaller lot detached homes, as well as larger lot single family homes “Diablo Highlands Estates”. Here is the latest for the neighborhood.

Diablo Highlands

There were six smaller lot homes sold in Diablo Highlands in the past seven months, compared to two sales during the first half of 2009. There are no active listings and only one pending sale. The pending sale is on Glasgow Cir. and is listed at $585,000 or $348 per square foot. It has been on the market for 11 days and is a short sale.

The six closed sales sold for an average price of $707,983, which equated to $292 per square foot and was over 99% of the asking price. They were listed for an average of 72 days. However, one of the properties (155 Gardner Pl) was listed for 291 days, which was significantly longer than the others. It was a tenant occupied short sale that started at $779,000, and ended up selling at $640,000. Without that one property, they others were listed for an average of 28 days. Both 155 Gardner Place and 24 Stirling Drive are short sales.
