Ironwood Classics Pleasanton Market Update Feb 2010

The real estate market picked up considerably in the neighborhood of in the past six months. While there are no active listings and only one pending sales, there were seven closed sales, compared to only three sales during the prior six month period.

The pending sale on Wenig Ct. is a short sale that is listed for $879,000 or $407 per square foot and has been on the market for only seven days.

The closed sales sold for an average price of $975,714 or $347 per square foot. They sold for 96.4% of the asking price and were on the market for an average of 74 days. All the sales took place during the August – November time period. None of the sold homes were REO or short sales. The three closed sales on Ironwood Ct were all new homes sold by Ponderosa. Two of the three were model homes, which were sold fully furnished.

Ponderosa Classic at Ironwood feature homes ranging from 2100 sq ft to 3100 sq ft, on lots typically in the 5000 - 6000 range. Additionally, there are a handful of duettes in the 1400-1800 sq ft range. Ironwood is located on the Eastern edge of town, with good access to schools, downtown Pleasanton and Shadow Cliffs Regional Recreation Area.. Many of the homes have nice views of the ridge and the hills of the Livermore Valley.
