Ironwood Estates Pleasanton Market Update Feb 2010

The real estate market in the neighborhood of got quite busy in the past six months, after being totally silent for the previous nine months. There were six closed sales in the past six months. In addition, there are two active listings and one pending sale.

The two active listings are part of the Ponderosa Residences at Ironwood, an exclusive group of new homes on large lots located on Mohr Ave. They have an average asking price of $1,413,400 or $348 per square foot. Both homes have been on the market for 27 days. The pending sale is listed at $1,375,000 or $327 per square foot and has been on the market for 147 days. None of these homes are distressed (REO or short sale).

The five closed sales sold for $1,308,333 on average. That was $330 per square foot and 97.3% of the asking price. Three of the closed sales were part of the Ponderosa Residences. They were listed for an average of 115 days. Again, none of them were distressed sales.
