Stoneridge Park/Place/Square Pleasanton Market Update Feb 2010

While there was a significant increase in sales in the Stoneridge Park/Place/Square neighborhood of Pleasanton over the past six months, the majority of the sales occurred during the beginning of that period. Of the 12 closed sales, all but one of them occurred during August and September 2009. By comparison, there were seven sales during the first seven months of 2009.

There are two active listings, with an average price of $777,250 or $352 per square foot. The Chocolate St. home has been listed for only three days and is an REO. The Huff Dr. home has been listed for 31 days.

There are also two pending sales. The average asking price is $617,500 or $366 per square foot. The homes have been listed for seven and eight days, respectively, and both are short sales.

There were 12 closed sales, seven during August, four during September and one during December 2009. The average list price was $630,083, which was 99% of the asking price and equated to $357 per square foot. They were on the market for 40 days on average but two of the properties were listed for 124 and 168 days. Without those two homes, the others were listed for an average of 19 days. Four of the homes were short sales. Including the active and pending sales, seven of the homes (44%) were distressed (REO or short sale)

Stoneridge Park, Stoneridge Place, and Stoneridge Square are planned neighborhoods at the end of Stoneridge Dr. in east Pleasanton built by Standard Pacific. Stoneridge Park features single family detached homes ranging from 1500 to almost 3000 sq ft on 4500 to 6500 sq ft lots. There are also a handful of larger semi-custom homes 12,000 to 16,000 sq ft lots with three car garages. Stoneridge Place is a patio home development, typically with four homes sharing a cobblestone driveway. Stoneridge Square features smaller lot detached homes. There is a community pool and spa, and Mohr Elementary School and Mohr Park are adjacent to the property.
