Dublin Market Update Feb 2010 – Still Less Than One Month of Inventory

There’s not a lot new in the market, the inventory of single family homes is low, pending sales are high (at least higher than inventory) and the market remains very hot. For the third month in a row, and four out of the past five, pending sales were higher than the inventory available and there is less than a month’s worth of homes on the market.

The inventory of single family homes increased seven units in January to 29, an increase of nearly one third. That is still a very low level for Dublin. Sales increased five units, to 31, a nearly 25% increase. Here is a look at the activity over the past 15 months.

Hopefully, banks will begin to release some of that “shadow inventory” I keep hearing about and sellers will come out from hiding as we head into Spring. The demand for homes in Dublin is high and we could sure use the inventory.
