’s inventory of single family homes, as well as pending sales, increased in January after falling in December. That is typically what happens as we turn the calendar over, so no surprises there. Homes priced under $1 million dominated the market, making up about 87% of the inventory and 96% of pending sales in January.
Overall, there were 141 single family homes for sale in January, up from 129 in December and 134 in November. That was about two months of inventory. Pending sales increased 30% at the end of January to 77, from 59 in December. January’s sales were still below November’s 81.

The inventory of single family home priced under $1 million increased to 122 in January, from 107 in December and 109 in November, a 14% increase from December. Inventory at the end of January was about 1.67 months. Pending sales in this segment rebounded to 74 at the end of January, after falling in December to 58. There were 75 pending sales at the end of November.

All’s quite in Livermore in the market for single family homes priced over $1 million. Inventory fell in both December and January, from 25 in November to 22 in December to 19 in January. That was about 6 months worth of homes in this segment. There were three pending sales at the end of January, from one in December and six in November.

Livermore could certainly use more inventory and I Imagine we will see more as we head into Spring. Hopefully, banks will begin to release some of that “shadow Inventory” I keep hearing about.
