The Bonde Ranch neighborhood of Pleasanton has remained very quiet for the past couple of years. There has been only one sale in the past year and 3 in the past two years. There has been no activity at all in the past six months. There are no active listings or pending sales.
The lone sale in 2009 was 900 Roselma, which is a large property with a nearly 450,000 square foot lot. The 2,492 square foot home sold in March 2009 for $1,650,000 or $662 per square foot, which was 87% of the asking price. This property is not necessarily illustrative of the other properties in the neighborhood, due to its large property size and custom home. It was on the market for 161 days and was neither a short sale nor an REO.
The table below shows all activity since January 2008. Normally, I would only show the past six months but I went back an additional 18 months in order to capture a couple more sales.

Bonde Ranch was developed by Shapell Industries in 1996 & 1997. Most are tract homes built by Shapell, although there are also several lots sold by Shapell that contain custom homes. The neighborhood is located off of Bernal Ave just East of downtown Pleasanton. The homes feature Traditional exteriors with modern, open floorplans and luxurious kitchens and baths. There are both single story and two story homes in this neighborhood. Some of the homes have sweeping views of the Pleasanton ridge and the valley. The neighborhood offers excellent access to downtown Pleasanton which makes it a popular choice for home buyers.
