After seeing only four sales during the first half of 2009, the Pleasanton Heights neighborhood of Pleasanton heated up in the second half. There have been 13 closed sales since July 1. Most of them homes were not on the market long and received a price near or above their asking price.
There is only one active listing, on Linda Way. It was listed February 10 at $775,000, which is $356 per square foot.
There are only two pending sales. They have been listed for only 17 and six days, respectively. The Del Sol Ave. property is a short sale and is listed at $599,000. The Entrada Dr. home is not distressed (REO or short sale) and is listed at $729,000.
The thirteen closed sales were listed at an average price of $677,790, which was 97% of the asking price and $373 per square foot. These homes were on the market for an average of 70 days, however, if we exclude the two homes that were listed for over 200 days, that average drops by half to 36 days. 4263 Croce Ct. and 447 Del Sol Ave. were short sales.
An older, quaint neighborhood, Pleasanton Heights offers a prime location close to downtown Pleasanton. The homes here were built in the late 1950’s and early 1960’s. Many of the homes in this prime neighborhood have been updated and/or remodeled, usually maintaining the charm and quaintness that makes this area so desirable.
