The median sales price was up sharply for the month at $593,000, compared to December’s figure of $525,000. The median price per sq ft was also higher at $282, compared to $270 in December.
The average days on market for the closed sales in January was 51, which is up from the average of 32 for December. On average, homes sold for 99.9% of the asking price, which again demonstrates the strength of the market in Dublin. 25% of the closed sales were short sales or bank owned in January, down from 60% in December. The median age of homes sold was 11 years, also down from 22 in December. There were no sales over the $1 million mark.
