San Ramon Home Sales Jan 2010

The San Ramon real estate market was steady in January, with 42 closed single family home sales for the month, unchanged from December. The median sales price for San Ramon was up, however, coming in at $755,000 in January as compared to $697,500 in December. The median price per sq ft dropped to $300 for January, down from $305 in December.

The average days on market for closed sales dropped to 36 in January, down from 42 in December. On average, homes sold for 99.2% of asking price in January. 38% of the closed sales were distressed sales, either short sales or bank owned homes. This is down from 45% in December.

The higher price ranges saw stronger activity in January, with 8 closed sales (approx 20%) over $1 million dollars.

The Bridges, Gale Ranch, and Windemere saw the most activity in January. Thomas Ranch and Old Ranch Estates also had a strong month.
