Ruby Hill Market Update April 2010

The market in the Ruby Hill neighborhood of Pleasanton has seen strong activity over the past six months, with 18 homes sold and another 14 pending sale. 16 additional homes were listed for sale in the past three months to keep inventory levels high at 25 active listings. That represents approximately 5 months of inventory in Ruby Hill. Thirteen of the homes listed, sold or pending sale (22%) are distressed (short sale or REO).

The active listings are priced at $2,688,415, on average or $408 per square foot. They have been listed for an average of 130 days. Only two of the active listings are distressed and they are both short sales; Botini Court and the last home shown on the active listing table below on Via di Salerno.

The fourteen homes pending sale are listed at $2,014,000 on average, or $353 per square foot. They have been listed for an average of 98 days. Four of the properties are short sales and two others are REO. The home on Piemonte Drive sold right away with multiple offers.

The closed sales sold for an average price of $1,668,417, which equates to an average of $341 per square foot, and is 91.6% of the asking price. That is comparable to what we have been seeing in Ruby Hill over the past year but is lower than most other areas of Pleasanton, where homes are selling for 95% to 100% of the asking price. The sold homes were on the market for 115 days on average. Also, the home at 1181 Germano Way did close escrow, but the sales price was kept confidential.

It is interesting to look at the discrepency between average asking price per sq ft. Active listings average $408 per sq ft, while pending sales average an asking price of $353 per sq ft. Homes that have closed have an average sales price of $341 per sq ft. Generally, homes that are priced more aggressively are selling, while many other homes that are priced higher are struggling to find buyers. Nevertheless, the level of sales activity in the past few months has been impressive, and offers hope to a price range that has been battered in the last 3 years.
