San Ramon Home Sales March 2010

The market saw more closed home sales in March, with 37 closed single family homes, up from 33 in February. The median sales price for San Ramon was $780,000 in March, up from $712,800 in February. However, the median price per square foot dropped to $289 in March from $305 in February.

The average days on market for the closed sales was 43 in March, up from 33 in February. On average, homes sold for 98% of the asking price. 38% of the closed sales were distressed sales, either short sales or bank owned properties. This is down from 52% in February.

The upper price ranges saw strong activity, with 11 of the 37 home sales, or 30%, selling for over $1 million. 4 of those sales occurred in neighborhood. Three of these homes were built by John Laing Homes, who is in bankruptcy, and the sales were ordered as part of the bankruptcy proceedings. The property at 1188 Hawkshead Circle was only partially finished, as reflected in the low sales price ($209 per sq ft).

The neighborhoods of , , and also saw strong activity for the month.
