Old Town Pleasanton Market update April 2010

There has not been much activity in the neighborhood of lately. There has been only one closed sale in the past six months, with another sale pending. There are no homes actively listed for sale.

The pending sale on Abbie Court is listed for $930,000 or $371 per square foot. It has been on the market for only 11 days. This home is a short sale.

Looking back to January 2009, there have been three closed sales, only one of which has been in the past six months. The three homes sold for an average price of $985,833 or $386 per square foot, which was 98% of the asking price. The homes were on the market for an average of 39 days.

Built in the early 1980’s, Old Town embodies the traditional charm of old Pleasanton. These quaint homes range in size from 2,250 to 3,000 square feet, with mostly 3 car garages and generous lots. They are located off Bernal Avenue, near First Street and within walking distance of downtown Pleasanton.
