Vineyard Hills/Vista Diablo Pleasanton Market Update May 2010

There has not been much activity in the neighborhood of . No sales have closed in over a year and there are only two pending sales and one active listing.

The one active listing is on Gillian Court and is listed for $1,290,000 or $338 per square foot. It has been on the market for 234 days.

The two pending sales are listed for an average of $999,950 or $262 per square foot. One was on the market for only four days and the other for 20. Both are short sales.

The last closed sales were in May 2009. They sold for an average price of $1,287,500, which was 98% of the asking price. 2649 Ingrid Court was listed for only three days, and 2726 Vista Diablo Court was listed for 53 days. Neither property was distressed (short sale or REO).

Both Vineyard Hills and Vista Diablo are semi-custom homes in the Vineyard Road corridor. They feature homes ranging from 2,500 to over 3,000 square feet lots ranging from 8,000 square feet to ½ acre or more.
