The inventory of single family homes in Blackhawk increased over the past two months, driven by homes priced over $1 million, which made up 90% of the inventory at the end of April. Pending sales, meanwhile, remained flat.
Overall, inventory increased 14 units over month-end February, a 23% increase, from 47 single family homes to 61. Pending sales remained flat at 12 units, the same as February. Inventory relative to pending sales increased to 5.1 months at the end of April from 4.7 months at the end of February.

Homes priced under $1 million only make up 10% of the market in Blackhawk. The inventory of these homes remained relatively flat, with six at the end of April, compared to five at the end of February. Pending sales fell from six at the end of February to three at the end of March and four at month-end April. That moved inventory relative to pending sales from less than one month at the end of February to 1.5 months now.

The inventory of homes priced over $1 million increased 31%, from 41 in February to 55 at the end of April. Pending sales increased by two homes, from six at the end of February to eight at the end of April. Inventory relative to pending sales was virtually unchanged at seven months.
