The neighborhood in remained active over the past six months; although I have the sense that it would have been even more active if there was additional inventory. There is only one active listing in the neighborhood. There were seven closed sales over the past six months, with three additional homes pending sale.
The active listing on Via Peralta is listed for $699,000 or $423 per square foot. It has been on the market for 100 days.
The three pending sales have not been on the market very long; just 20 days on average. They are listed at an average price of $622,667 or $368 per square foot. The home on Corte Altamira is a short sale.
The seven closed sales did not take long to sell either, for the most part. On average, they sold in 37 days for an average price of $676,071. That equates to $355 per square foot and was nearly 98% of the asking price. The home on Camino Brazos is REO.
Del Prado is an older neighborhood built between 1968 and 1977 that borders Valley Avenue, south of Hopyard Rd, as well as Black Ave. The neighborhood is very centrally located, and most parts are close to the elementary and middle schools. It is also close to downtown Pleasanton, and has easy access to freeways for commuting. Some homes have magnificent views of the Pleasanton ridge. There is a community pool and cabana that covers some, but not all of these homes.
