The Gates Pleasanton Market Update May 2010

is another neighborhood that has not had much activity in the past six months. There has been only one closed sale during that period, with another sale pending. There is also only one active listing.

The active listing on Laramie Circle is listed at $679,000 or $421 per square foot. It has been on the market for twelve days.

The only pending sale is on McHenry Gate Way. It is listed for $775,000 or $404 per square foot and has been on the market for thirteen days.

Looking back to July 2009, there have been three closed sales. They sold for and average price of $667,667, which was $323 per square foot and 100% of the asking price. The homes were on the market for an average of 23 days. 4804 Knox Gate Court was an REO.

This popular neighborhood is situated in the middle of Pleasanton, and is located off of Santa Rita Road. “The Gates” is actually comprised of three different neighborhoods built by Signature Properties, William Lyon Homes, and Woodhill Development. It is known as “The Gates” because most of the street names have the word Gates in them (Sutter Gate, Larimie Gate, etc).
