The neighborhood of continues to sell out of whatever inventory it gets. There have been seven closed sales in the past six months, with another sale pending and only one home actively listed. Inventory that becomes available sells fairly quickly, with nearly all the sales having been listed for less than a month. Recent activity in this neighborhood has followed inventory.
The one active listing on Hanifen Way is listed at $1,525,000 or $379 per square foot. It has been on the market for 48 days. It is not distressed (short sale or REO).
The lone pending sale is on Hidden Creek Court. It is a former model home for Bridle Creek, and is listed at $1,389,000 or $403 per square foot, and has been on the market for 88 days. It is not distressed.
The seven closed sales sold for an average price of $1,327,143 or $348 or square foot, which was 95% of the asking price. These homes sold in an average of 25 days. Three of the properties (1008 Sycamore Creek Way, 875 Sunny Brook Way and 839 Summit Creek Lane) were short sales.
Bridle Creek and Sycamore Heights remain very popular with luxury home buyers looking for newer properties with generous lots. The pastoral setting with rolling hills and views makes these homes especially attractive. These neighborhoods also boast excellent access to Hearst Elementary and Pleasanton Middle School, both award winning schools. It has outstanding access to I-680 and the ACE Train for easy commuting to the South Bay.
