San Ramon Home Sales May 2010

The real estate market saw more closed home sales in May, with 60 closed single family homes, compared to 57 in April. The median sales price for San Ramon was $680,000 in May, down from $765,000 in April. However, the median price per square foot increased to $323 in May from $292 in April.

The average days on market for the closed sales was 25 in May, unchanged from April. As an indication of how hot the market has been in San Ramon, consider that homes sold on average for 100.7% of the asking price. 22% of the closed sales were distressed sales, either short sales or bank owned properties. This is down from 32% in April. None of the home sales were over $1 million.

The neighborhoods of , , , and all had strong activity in the month, with 13 closed sales in Windemere alone, which is over 20% of the sale activity.
