The Danville real estate market saw more closed home sales in June, with 61 closed single family homes, compared to 40 in May. The median sales price for Danville was $832,500 in June, down from $870,000 in May. The median price per square foot decreased slightly to $349 in June from $35- in May.
The average days on market for the closed sales was 47 in June, up from 30 in May. On average, homes sold for 96% of the asking price. 13% of the closed sales were distressed sales, either short sales or bank owned properties. This is down from 20% in May. 13 of the 61 home sales, or 21%, were over $1 million.
The West Side of Danville, along with the neighborhoods of Shadow Creek and Bettencourt Ranch, all saw strong activity in June.
