The Dublin real estate market saw fewer closed home sales in June, with 29 closed single family homes, compared to 33 in May. The median sales price for Dublin was $651,675 in June, up from $645,000 in May. However, the median price per square foot decreased to $272 in June from $290 in May.
The closed sales were on the market for an average of 18 days in June, down from 22 in May. On average, homes sold for 99% of the asking price. 38% of the closed sales were distressed sales, either short sales or bank owned properties. This is up from 33% in May.
The neighborhood of Dublin Ranch led the charge in June, with 10 of the 29 closed sales occurring there. The neighborhoods of Hansen Hill/The Ridge and Emerald Park also saw decent activity.
