San Ramon Home Sales June 2010

The San Ramon real estate market saw fewer closed home sales in June, with 57 closed single family homes, compared to 60 in May. The median sales price for San Ramon was $712,000 in June, up from $680,000 in May. However, the median price per square foot decreased to $307 in June from $323 in May.

The homes were on the market for an average of 37 days, up from 25 in May. On average, homes sold for 99% of the asking price. 23% of the closed sales were distressed sales, either short sales or bank owned properties. This is up slightly from 22% in May. 9 of the 57 home sales, or 16%, were over $1 million.

The Windemere neighborhood saw the lion’s share of activity in June, with 14 of the 57 closed sales occurring there. The neighborhoods of Thomas Ranch, Inverness Park, and Old Ranch Estates saw decent activity as well.
