After having no activity during the first four months of 2010, the Oak Hill neighborhood of Pleasanton finally had some homes come on the market in May and June. Those homes sold quickly. Two homes remain for sale in Oak Hill and there are no pending sales. There were four closed sales during the past six months, compared to six the prior six month period.
The two currently active properties are listed for an average price of $749,500 or $327 per square foot. The homes have been listed for 31 and 8 days, respectively. Neither home is distressed (short sale or REO).
The four closed sales sold in an average of 18 days, although three of them sold in less than 10 days. 7478 Alder Court took a bit longer, being sold in 57 days. The four homes sold for an average price of $682,750 or $376 per square foot. That average price equated to nearly 102% of the asking price. 7850 Marigold Court was REO.
Oak Hill consists of well appointed single family homes in the Foothill Road area of Pleasanton. These zero lot line homes range from just over 1,300 square feet to over 2,500 square feet. The zero lot line configurations provide a spacious feel to the lots, which typically are in the 6,000 square foot range. The neighborhood is adjacent to Foothill High School and features a park/greenbelt, as well as a community pool and cabana club.
