It’s difficult to sell homes if there are none to sell. That has been pretty much of the story in the Ventana Hills neighborhood of Pleasanton. There are no active listings or pending sales and only three closed sales during the past six months. In order to add a little more depth to the data, I went back and picked up all the sales (2) from the last quarter of 2009.
The five closed sales since September 2009 sold for an average price of $1,053,100 or $372 per square foot. That equated to 97% of the asking price. The homes were on the market for an average of 83 days but that is skewed by 922 Hopkins Way, which was listed for 293 days. None of the homes was distressed (short sale or REO).
Ventana Hills features contemporary California style homes on large lots, many of which back up to community open space. Several lots have sweeping views of the ridge and the Pleasanton area. Mission Hills Park borders the development, with a large playground and large slide.
