Dublin Market Update May 2010 – Things a bit slower

The Dublin real estate market softened in June but remained quite healthy. Inventory increased 26%, from 50 homes at the end of May to 63 at month-end June. Inventory relative to pending sales increased to 1.8 months in June, from 1.3 months in May. That is the highest relative inventory level in Dublin since July 2009. It is also the highest absolute inventory level since March of last year. Pending sales, while falling by two units in June, remained strong at 38, compared to 36 at the end of May.

The ending of the federal tax credit for home buyers certainly affected June’s numbers. While inventory did rise, demand in Dublin remained healthy. There has been a great deal of demand in Dublin over the past year, so a little softening can easily be handled by the market. We’ll have to see if the trend continues or if demand picks up as we head into the dog days of summer.
