The Golden Eagle Estates neighborhood of Pleasanton continues to plug along with a sale every couple of months or so. Two homes that had been on the market for about two years were sold while a few new properties were listed during the past six months. None of the homes in this neighborhood are distressed (short sale or REO).
There are three active listings that have been on the market for an average of 213 days. They are listed at an average price of $2,746,667 or $476 per square foot. The sole pending sale on Golden Eagle Way has been on the market for over two years. The asking price is $3,850,000 or $475 per square foot.
There have been three closed sales in the past seven months, which is the same number of sales as were in the prior six month period. The average sales price was $2,615,000 or $447 per square foot, which was 92% of the average asking price. That is higher than the 85% that we saw in the prior six month period of is still lower than the 95% to 100% that we are seeing in most other Tri-Valley neighborhoods. The sold homes were on the market for 231 days, on average.
