The Dublin real estate market was steady in July, compared to the past couple of months. Closed sales fell by only two units to 27, from 29 in June and 33 in May. The median sales price for Dublin fell a little to $642,500 in July from $651,675 in June. However, the median price per square foot increased to $289 in July from $272 in June. That is in line with May’s $289 per square foot.
The closed sales were on the market for an average of 22 days in July, up from 18 in June. On average, homes sold for 99% of the asking price, unchanged from June. 26% of the closed sales were distressed, either short sales or bank owned properties, down from 38% in June.
Dublin Ranch saw the bulk of the activity in July, with 11 of the 27 sales. The neighborhoods of Hansen Hill & The Ridge and Tassajara Meadows also saw strong activity.
