The San Ramon real estate market saw slightly more closed home sales in July, with 59 closed single family homes, compared to 57 in June and 60 in May. The median sales price for San Ramon increased significantly though, to $835,000 in July from $712,000 in June and $680,000 in May. The median price per square foot decreased somewhat to $301 in July from $307 in June and $32 in May.
July’s closed sales were on the market for an average of 33 days, down from 37 in June. On average, homes sold for 99% of the asking price. 29% of the closed sales were distressed, either short sales or bank owned properties, up from 23% in June. 9 of the 59 home sales, or 15%, were over $1 million.
The Windemere neighborhood saw strong activity again in July, with 14 of the 59 sales occurring there. The neighborhoods of Gale Ranch, The Bridges, and Canyon Lakes also saw strong activity.
