Pheasant Ridge Pleasanton Market Update August 2010

The Pheasant Ridge neighborhood of Pleasanton saw an increase in activity during the past six months. There was one closed sale in each of the months of April, May and June, with another sale pending. That’s pretty good for a high-end neighborhood in this economy that had only three closed sales during all of 2009. None of the homes are distressed sales (short sale or REO).

There are three active listing in Pheasant Ridge. The average asking price is $1,631,296 or $315 per square foot. The homes have been listed for an average of 84 days. The one pending sale on Shadow Hills Court has been listed for 77 days at $1,495,000 or $312 per square foot.

The three closed sales were listed for an average of 38 days. They sold for an average price of $1,441,667, which was $332 per square foot and 98% of the asking price.

Located off Bernal Ave near Foothill Rd, these homes offer a convenient location close to I680 and downtown Pleasanton. The neighborhood has larger luxury homes with excellent floor plans and amenities. It is a very inviting community with varied home exteriors in different styles to create more of a custom feel. Many homes have awesome views of the Pleasanton ridge just to the West.

There is a large city park (Fawn Hills) in the middle of the development, as well as access to the Marilyn Murphy Kane Trail, Pleasanton’s newest open space trail which meanders along the scenic creek to the West of the development. There is also excellent access to both the elementary and middle school through a new access road that runs under the freeway in the East end of the development.
