Dublin Market Update July 2010 – Inventory Rising

The inventory of single family homes in Dublin increased in July for the third consecutive month. We have seen a significant change in Dublin over the past few months. Inventory levels were low in late 2009 and early 2010, to the point where there were more pending sales in some months than inventory. That is a sure fire recipe for multiple offers. We now have over two months of inventory in Dublin, which is an indication that the market is still strong, just not crazy hot.

There were 75 homes for sale at the end of July, an increase of 12 homes or 19% over June. July’s inventory level is the highest in Dublin since March of 2009. Pending sales also increased in July but not by much. There were 34 pending sales at the end of July, up 3 or 10% over June’s 31 pending sales. Inventory relative to pending sales, therefore, increased in July to 2.2 months, from 2.0 months at the end of June.

Demand in Dublin has been very strong over the past year and that has not changed. The market will likely be able to absorb the increased inventory without much trouble. It is going to be an interesting Fall.
