The Danville real estate market saw a slight increase in closed home sales in August. There were 41 closed single family home sales during the month, compared to 38 in July. The median sales price for Danville was $805,000 in August, down from $882,500 in July. The median price per square foot also fell in August to $339, from $349 in July.
August’s closed sales were on the market for 45 days, largely unchanged from July’s 46 days. On average, homes sold for 97% of the asking price, unchanged from July. 20% of the closed sales were distressed sales, either short sales or bank owned properties, down slightly from 21% in July. 5 of the 41 home sales, or 12%, were over $1 million. That is way down from the 32% we had in July.
The neighborhoods of Bettencourt Ranch, Greenbrook, Diablo Highlands, and Shadow Hills all showed strong activity in August.
