Closed sales in Dublin declined to 20 in August from 27 in July. The median sales price fell slightly, from $642,500 in July to $641,000 in August. The median price per square foot also fell slightly to $284, from $289 in July.
August’s closed sales were on the market for less time than July’s (16 days versus 22). The sales price as a percent of list price was virtually unchanged at nearly 99%. 40% of the closed sales in August were distressed (short sales or REO) in August, compared to 26% in July.
The neighborhoods of Dublin Ranch, California Creekside, SummerGlen in Emerald Park, and Tassajara Meadows all showed strong activity in August.
